North Idaho Property Tax Bills Spike as Home Values Double in Kootenai County

Property tax assessments surged across Kootenai County in 2021 as rapidly rising home values translated directly into higher tax bills. Median assessed values in parts of the county effectively doubled since 2019, driven by intense out-of-state buyer demand and constrained housing supply.

Under Idaho’s property tax system, assessed value increases raise a homeowner’s tax bill even when levy rates remain unchanged. This mechanism hit especially hard in Kootenai, Bonner, and Boundary counties, where real estate appreciation outpaced the rest of the state.

Longtime residents on fixed incomes bore the heaviest burden. Multiple North Idaho legislators identified property tax relief as their top constituent concern heading into the 2022 session.

The issue sits at the intersection of growth and governance that defines much of North Idaho politics: residents welcome economic expansion but resist the government spending increases that often follow.
